How Much Down Payment You Need to Buy a Home in Salt Lake County

The down payment is the cash you bring to the purchase. It is not the whole cost of buying. It is the part of the price you pay upfront, before the loan covers the rest.

Families in Salt Lake County get stuck on one number: 20%. That number is a myth for most buyers. Some loans ask for less. Some programs help with part of it. Twenty percent avoids mortgage insurance on a conventional loan. It is not the price of admission.

What the down payment actually does

You pay it at closing. It lowers the amount you borrow. A larger down payment means a smaller loan, a smaller monthly payment, and a stronger offer. A smaller down payment means you keep more cash for closing costs, moving, and the first months in the house.

The right amount is the one that gets you into a home your family can carry, and still leaves money in the account after closing.

What buyers confuse with the down payment

Three checks are due around the same time. They are not the same money.

  • Down payment — your portion of the purchase price.
  • Closing costs — fees for the loan, title, and prepaid taxes and insurance. Plan for 2% to 5% of the price, on top of the down payment.
  • Earnest money — a good-faith deposit when your offer is accepted. It sits in escrow and is usually credited toward what you bring to closing. It is not an extra fee.

If you only save the down payment, you will be short at the finish.

Where the money can come from

Most buyers use savings. Others use a gift from family, documented the way the lender requires. Some use a down payment assistance program. Assistance is help toward the upfront cash. It is not free money with no rules. Each program has income limits, purchase-price limits, and education requirements. Those rules change. Do not plan on a program until a lender confirms you qualify for the one available in Utah right now.

How to decide your number

Ask a lender for three scenarios: the minimum the loan allows, a middle number, and 20%. Compare the monthly payment, the cash you need at closing, and what is left in savings the day you get the keys.

The lowest down payment is not the win if the payment strains the month. The highest is not the win if it empties the account.

Questions buyers ask

Do I need 20% down?
No. Twenty percent avoids mortgage insurance on many conventional loans. Buyers purchase with less. The loan type sets the minimum, not a rule of thumb.

Can a gift count as my down payment?
Yes, if the lender accepts the source and the paper trail. A gift is not a loan. The person giving it has to be able to show that.

Is assistance the same as a zero-down loan?
No. Assistance reduces what you bring. It does not erase the rest of the purchase. You still need closing costs, and you still have a loan to repay.

Does a bigger down payment win the house?
It strengthens the offer. It does not replace a clean preapproval, a realistic price, and terms the seller can accept.
